Tearms And Conditions

 

Thank you for considering staying here at Downoak Abbey Lodge. Please take the time to read carefully through the Terms and Conditions in order that you understand the Contract you will be entering into before you decide to confirm a booking. Downoak Abbey Lodge is let as holiday/short stay accommodation and does not create a landlord and tenant relationship within the meaning of the Rent Acts.​

 

On receipt of your deposit you are confirming that you have read and agree to these Terms and Conditions and that they form a Contract between you, the Hirer and me, the Owner.

The Contract

 

The Contract between you, the Hirer and me, the Owner for the hire of the Lodge, is entered into at the time the booking deposit is paid.

 

1. Booking Procedure

 

Provisional Booking 

 

A provisional booking can be made by email, phone or in writing but the booking will only become secure on receipt of the necessary deposit (50%). Please provide the guest names (up to 2 adults) & your home address. 

 

Confirmed Booking

 

The Booking Form will be sent to you with the payment details. To confirm your booking, please make payment for the deposit within one week of making the provisional booking.

The details of all those staying should be included on the Booking Form. Only those named on the Booking Form will be permitted to stay on the premises.​

 

Please note that proof of identification must be presented on arrival



​2. Booking Deposit, Payment & Security Deposit

 

A booking deposit of 50% is required to confirm your booking. On paying the deposit you, the Hirer enter into a Contract of hire with me and will become liable for the full cost of hire.

 

The Balance of the payment and security deposit are due 28 days prior to your stay. Where bookings are taken within 28 days of your stay, full payment and security deposit must be made immediately.

Please note that all booking deposits are non-refundable and that credit cards are not accepted.

3. Cancellation Policy​

 

All deposits are non refundable.

 

However...

If you are unable to fulfill your commitment to the Contract and you advise me 28 days or more before your arrival date, I will refund you up to 50% of the payment made. I recommend that you take out your own cancellation insurance to cover the cost of your accommodation should you be unable to stay for reasons beyond your control.

 

If I am unable to fulfill the commitment to this Contract. I will only cancel for reasons beyond my control. In such a case a full refund will be made to you.

4 . Arrival & Departure

 

Arrival

 

Guests should arrive after 3pm but alternative arrangements can be made. Please confirm an approximate time of arrival on booking, and if this changes, please let me know. Proof of identification which matches the information provided on the Booking Form must be presented on arrival.

 

In case I am unable to meet you on your arrival, a 4 digit code and instructions will be sent to you so that you can access the keys to the Lodge.

 

Departure

 

Guests are expected to vacate the Lodge by 11am on the day of departure so that the Lodge can be prepared for incoming guests. The Lodge is thoroughly cleaned between lettings and should be left in the same condition on departure. A full inspection of the Lodge will be made on departure. The key must be returned on departure.



5 . Damage / Refundable Security Deposit



Guests are expected to take reasonable and proper care of the premises and its furniture and fittings. You will not normally be charged for minor breakages.

 

However, in entering the Contract the Hirer is agreeing to pay for any damage to the property which could have been avoided.

It would be appreciated if any damage is reported as soon as possible. Where damage is found after your departure, the cost of any repairs or replacements will be deducted from the deposit.

 

The security deposit will be returned to you in full at the end of your stay if no damage has been caused.

6. Children

 

The Lodge is unsuitable for children. 

 

7. Bedding / Towel Change

 

If you are staying longer than one week. Towels and bedding are changed on a weekly basis.

 

8. Laundry Facilities

 

We do not provide a washing machine or ironing facilities. However, if you are staying for more than one week, please let us know of your laundry need and we will provide a laundry service for a fee.

 

9. Inspection

 

If you are hiring the Lodge for a period of longer than one week, the Lodge will be inspected on a weekly basis. We do however reserve the right to enter the Lodge at any time should it be necessary.

 

10. Pricing

 

​All prices are all inclusive.

 

11. Electricity

 

The cost of electricity is included in the price. We do however ask that you take care not to use electricity unnecessarily e.g. by leaving the radiators on while you are not at the Lodge.

 

12. Insurance



We do not, accept responsibility for damage, loss or injury to you or any member of your party to your personal belongings or vehicles. You should arrange your own holiday insurance to cover such an event.

 

13. Smoking

 

​Smoking is not permitted.

 

14. Parking



Guests cars where possible should be parked in the space allocated to you. Please be careful not to obstruct the entrance to the neighbouring property.
